Estates in real property, in respect to the duration of their enjoyment are either:

Cal. Civ. Code § 761 — Estates in General is in force in the current edition of the Code, and nothing recorded condemns it.
Estates in real property, in respect to the duration of their enjoyment are either:
l. Estates of inheritance or perpetual estates;
2. Estates for life;
3. Estates for years; or,
4. Estates at will.
